The Decision
Selling your home can be an emotional time.  It’s hard to part with the memories that encase the walls that you and your family have shared.  Though, there comes a time in your life when you need to move on.  The important thing is that everyone involved is in agreement on the selling of the home.

Pay Off From Lender
It’s important to know what is owed on your home.  Therefore, you will need to contact your lender (s) and request a pay off letter.   Also remember if you have lived in the home less than two years, you may have to pay capital gains which will depend on the reason that the home is being sold.  It is always best to consult your professional tax accountant.

Preparing the Home
Always view your home as if You were the buyer.  What would You notice that might need repaired or updated.   The following are some items that will help your home sell!

  • Removing Clutter   As the saying goes, “less is more”.   You may want to temporarily rent a storage unit to remove excess items such as furniture, knick knacks, pictures, collectibles, etc.   Remember the buyer needs to view the home as if it were their own; not yours.

  • Interior Repairs   You do not want the buyer’s eye to be drawn to areas that can possibly be a negative.   Address cracks, nail pops and holes in walls.  Repair any plumbing and electrical problems as well as windows and doors.  If the walls are in need of painting, remember to keep the color neutral (a fresh coat of paint goes a long way).

    Clean all of your flooring  The buyer may view dirty flooring as items that might need replacing.  This in turn may cause them to offer less on the home because they see it as a replacement cost.  So get out that shampooer and give your floors a nice new look.

    Eliminate Odor    We all love our pets but sometimes with pets comes an odor.  You may not notice it but for those potential buyers with fined tuned senses it can be overwhelming and possibly turn them away.  The same concept applies to those who smoke in the home.  So minimize any unappealing odor and give your home that clean, fresh aroma.

  • Exterior     Before a buyer even enters your home, they will already have formed an opinion based on the home’s “curb appeal”.    Therefore, you need to treat the exterior of the home just as if it were the interior.  Remove clutter, clean windows, spruce up the yard with landscaping and paint if needed.  The exterior of the home is a window to potential buyers as to the condition of the interior.  So make their first impression one that will say “come on in” instead of “walk on by”.
